I'm only going to contest one thing - it's not idealistic. It's what tax dollars are meant for! - a town and council that works towards improvement. Very well written, as always Darrin.

The problem with using sprawl as a reason is that sprawl is merely the product of demand. There is a demand for sprawl and the lifestyle it offers. People will spend a lot of money for that lifestyle. No amount of zoning, or regulation, sidewalks, bike lanes or any other Richard Florida style incentives are going to have a significant effect unless the prevailing demand changes.

If a 5 year old was left to decide its dinners, it would be pancakes and ice cream every night. It's a short term strategy - eventually, an adult needs to suggest some broccoli.

The residents of PG don't understand what the endless sprawl is doing. It isn't demand, it's a lack of education and I might add a broken incentive structure - these 5 year olds don't know that if they keep getting pancakes, they're going to die.

Sometimes I think if we actually wanted it, we would - but it’s been a decade and we haven’t. Do I even dream, or do I just find somewhere else that wants to do the work.

I try to take the approach of "the grass is green where you water it" but I do definitely find myself sliding on that these days. Watching the City dump 100s of thousands into Plans and Surveys only to A) not have the money to deploy any of their guidance or B) outright ignoring their outcomes is getting old.
